Rent, Groceries or a House: What a 529 Can Pay For

Can a 529 pay for off-campus rent, groceries or a house near campus? What qualifies, what does not, and the gray areas to ask a pro about.

The short version

  • Room and board qualifies only if the student is enrolled at least half time, and only up to the school's published allowance.
  • Buying a house is not a qualified expense, even if the student lives in it.
  • Rent paid to a parent, or groceries for a student who lives at home, are gray areas. Document everything and ask a tax professional.
  • General information as of October 2026, not tax advice.

Families ask the same questions every fall: can the 529 pay rent, what about groceries, and what if we buy a place near campus? The answers depend on one idea, room and board, and on how carefully you document it.

The rule behind rent and food

Room and board is a qualified 529 expense when the student is enrolled at least half time. That includes housing and food. There is a ceiling:

  • School housing: the amount the school actually charges, or the school's room and board allowance if that is higher.
  • Everything else: the room and board allowance in the school's published cost of attendance (the same figure used for financial aid).

Spending above the ceiling is not qualified, even if the money really went to rent and food. Launch529 uses each school's cost of attendance and tracks this by school year so you can see how much of the allowance is left.

Buying a house near campus

The purchase price of a home is never a qualified expense, so the 529 cannot be used for a down payment or mortgage. Families who buy property for a child should treat it as a separate investment decision. What can qualify is the rent the student pays for housing, within the cap, while enrolled at least half time.

Renting to your own child

This is where it gets uncertain. Some families buy a place near campus and have the student pay rent, or have the student pay rent at home. The 529 withdrawal then lands with the parent as rental income. The IRS rules talk about the amount incurred for room and board but do not clearly address rent paid to a parent, so:

  • The rent should be real and reasonable, in writing, no more than the school's allowance.
  • The money must actually be paid, and the landlord reports it as income.
  • Rent above the school's allowance is not qualified, whoever the landlord is.
  • It is exactly the kind of arrangement to review with a tax professional before you start.

Groceries when the student is home

If a student lives with you, the household's groceries are not an extra cost the student incurred. Many families find this does not qualify. Food is clearly allowed for students who live away from home and are enrolled at least half time, within the allowance. If you are unsure, do not guess: keep the receipts and ask.

Keep proof

For every withdrawal, keep the receipt or lease, proof of enrollment, and a note of who paid. Take the withdrawal in the same calendar year as the expense. Launch529 attaches this to each expense automatically, so you can show it if you are ever asked.

Questions families ask

Can I use a 529 to buy a house for my child?

No. The purchase price of a home is not a qualified higher education expense. Using 529 money for it is a non-qualified withdrawal, so the earnings are taxed and a 10% penalty usually applies. Rent a student pays for housing while enrolled at least half time can qualify within limits.

How much rent can the 529 cover?

For housing the school does not own, the qualified amount is capped at the room and board allowance in the school's published cost of attendance. For housing the school owns or runs, it is the actual amount the school charges, if that is higher. Anything above the cap is not qualified.

Can a student paying rent to a parent count?

The IRS has not given a clear rule for rent paid to a related person, so it is a gray area. If a family tries it, the rent should be real, in writing, no higher than the school's allowance, and reported as income by the landlord. Talk to a tax professional first.
